The Experience

Le Marche is Italy’s best-kept secret — Tuscan landscapes, Adriatic beaches, hilltop towns, and truffle country, without Tuscany’s prices or crowds. Navitas occupies a country house with the kind of patina that comes from decades as an artist’s residence. The community attracts creative professionals and anyone who values beauty in their working environment.

The Space

A historic country house with seven bedrooms, two self-contained apartments, and 24 beds total. Coworking area with 165 Mbps internet. The property sits between the hills and the coast, with both accessible within minutes.

Who It’s For

The Vibe

Mornings start with espresso in the garden of the old painter's house, then into the coworking area. Lunch might be pasta you made yourself or a trip to a local trattoria for 8-10 EUR. Afternoons split between work and exploring hilltop villages or the Adriatic beaches. Evenings are long Italian dinners — often communal, always with good wine.

Beach days on the Adriatic (Sirolo and Numana are stunning), truffle hunting in the hills, wine tasting in the Verdicchio region, or visiting Renaissance towns like Urbino and Ascoli Piceno.

Living in Le Marche, Italy

Le Marche is central Italy's best-kept secret — Tuscan landscapes, Adriatic beaches, hilltop towns, and truffle country, but at half the price and a fraction of the tourists. The region sits between the Apennine mountains and the Adriatic coast, with rolling hills, vineyards, and medieval villages in between.

Civitanova Marche is a coastal town with good beaches and a functioning Italian city life — markets, restaurants, a passeggiata along the lungomare. It's not a tourist town, which means prices are genuinely local: espresso 1-1.20 EUR, a full lunch with primo, secondo, and wine for 12-18 EUR, groceries at the outdoor market for almost nothing. The Conero coast (Sirolo, Numana) is 45 minutes north and rivals anything on the Amalfi Coast. Ancona airport has Ryanair flights to most of Europe.

Conero Riviera

White limestone cliffs dropping into turquoise water at Sirolo and Numana. Some of Italy's most beautiful and least crowded beaches, about 45 minutes north.

Urbino

Raphael's birthplace and a UNESCO Renaissance gem. The Palazzo Ducale houses one of Italy's best art collections. About 1.5 hours from Civitanova.

Truffle Hunting

Le Marche is serious truffle territory. Join a local hunter and their dog in the Sibillini foothills — fresh tartufo experiences without Piedmont prices.

The Honest Briefing

Fly into Ancona (AOI) — Ryanair connects to many European cities. The airport is 45 minutes from Civitanova Marche by car or bus. A car is helpful but not essential — local buses connect the coastal towns. Italian SIM: Iliad offers 150GB for 8 EUR/month at their stores.

Where to Eat

  • 🍽Osteria dei Sognatori, Morrovalle — hilltop village trattoria, stunning sunset views, 12-20 EUR

The Navitas Team

Founders

This house was a painter's studio for decades — the creative energy is baked into the walls. We chose Le Marche because it has everything Tuscany has, but without the pretension. People come for a week and rearrange their calendars to stay longer.

Common Questions

What's the WiFi like?

165 Mbps — fast for rural Italy. The coworking area in the country house has stable fibre, which is impressive for a property in the hills.

What's included in the price?

Room (shared, private, or apartment), coworking access, WiFi, communal kitchen, and garden areas. Meals are self-organized but communal cooking is common.

How do I get there?

Fly to Ancona (AOI) with Ryanair from various European cities. From the airport, it's about 45 minutes by car or bus to Civitanova Marche.

Do I need a car?

It helps for exploring the region — beaches, hilltop towns, mountains. But for daily life, Civitanova has buses and the coastal walk/cycle path. Some residents share cars.

Is Le Marche as good as Tuscany?

The landscape is equally beautiful, the food is arguably better (truffle country, proper seafood), and prices are 30-50% lower. What it lacks in tourist infrastructure, it gains in authenticity.
